Pricing
We quote in person, and here is exactly why
Anyone giving you a firm number over the phone is guessing. Roofline layout, access, power and trim color cannot be assessed remotely, and those are the things that move the price.
What moves the number
Six things that decide the price
None of them are guesswork once we have walked the property. All of them are guesswork before that.
Linear footage
The single biggest factor. A single-story rambler with a simple front elevation and a two-story home with multiple gables are very different jobs, even on the same street.
Roofline complexity
Straight runs are efficient. Peaks, dormers, changes in plane and architectural transitions take longer to fit cleanly and consume more components.
Access
A hillside property with landscaping tight to the foundation takes longer to work safely than one you can put a ladder against anywhere. On a lot of Issaquah and Bellevue lots this is a real line item.
Track color and matching
Stock finishes are straightforward. Custom painting components to match an unusual trim color is additional work.
Power and controller placement
A suitable 110V outlet near where the system starts is simple. Awkwardly placed power means more thought about routing.
How much you actually light
The factor you control most. For many homes the front-facing roofline and gutter line are enough, and adding every edge does not make the result better.
What a quote includes
- An in-person walkthrough and a design built around your architecture
- All materials, components and installation labour
- Mid-season maintenance on seasonal installs — if something fails, we come out
- Takedown and storage at the end of the season, on seasonal work
- A 3-year workmanship warranty on permanent installations

Permanent versus paying every year
If you already hire installers each season, the comparison is not permanent lighting versus nothing. It is one larger payment against the same payment again, every November, indefinitely.
In our experience a permanent system often lands somewhere near three to four seasons of professionally installed temporary lighting, though that depends heavily on the house and on what is being compared. We would not present that as a payback guarantee, because it is not one. It is a way to frame the decision.
